Multitouch attribution is a methodology that distributes credit for a lease conversion across multiple marketing touchpoints the prospect engaged with prior to signing, rather than assigning full credit to a single source. Customer journey reporting maps this sequence of interactions, showing the channels and timing involved from the first awareness moment through to lease execution. Common attribution models include first-touch, last-touch, linear, time-decay, and data-driven, each of which distributes credit differently.
Why it matters:
Single-source attribution, which is the dominant approach in most multifamily CRM reporting, systematically undercounts the contribution of awareness-stage and mid-funnel channels. A prospect who first engaged with a social ad, later clicked a paid search result, and ultimately converted via a direct website visit will often be attributed entirely to 'direct' or 'website,' making the social and search campaigns appear less valuable than they actually are. Multitouch attribution corrects for this by revealing how channels work in sequence, which is essential for making informed budget decisions. It also surfaces which channel combinations produce the shortest lead-to-lease cycles or the highest-quality residents - insights that last-touch models obscure entirely.
